House Rules

Age Requirement: 21

Please ensure you read and fully understand the house rules prior to your reservation.

All guests (and any visitors) must comply with all house rules.
Please treat our house with the same respect as you would your own home. Be sure to maintain a good level of cleanliness throughout your stay.

Have fun! This is your vacation, and we hope you get the opportunity to relax and visit the surrounding area. We hope you have lots of laughter and good times during your vacation!

Check in/Out Times:
This is a self-check-in property.
Check in is at 3pm (Central Standard Time)
Check out is at 10 am (Central Standard Time)

**Please note: You must checkout on time. If you don't checkout on time, a $50 fee will be added to your reservation. The cleaners will arrive at 10am (CST) to prepare the unit for the next guest. ***

This fee is a result of previous guests who elected to stay in property 1 hour after checkout time. Please be considerate of our cleaners' schedule as they have many units to clean during the day. Failure to comply with said rules will result in an additional fine and/or a loss in your security deposit.

Security Deposit: $675.00 This amount is not charged as part of your reservation. But, if the guest damages anything during their stay. The host has a right to report the damages or violations to Airbnb for amount up to the security deposit amount. Noise Levels
Guests and visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties – especially during nighttime hours; quiet times are 9:00pm – 8am.

Excessive noise is prohibited (and may result in termination of the vacation rental agreement, eviction and extra charges which may be deducted from the Security Deposit).

Visitors/Gatherings
The maximum number of guests allowed to stay at this property is 7. The guest who books the reservation is responsible for ensuring the total guest count is not exceeded and that everyone complies with the house rules. Not adhering to this requirement will result in a forfeit of your security deposit.

Parties
Large gatherings of any kind are strictly prohibited and will result in eviction.

Parking
There is a private driveway at this property that fits two vehicles. Any additional parking needed will be available in the visitors’ parking area, which is near the entrance of the subdivision near the brick wall. (It will be on your right side once you enter the complex). Please note visitor parking is first come first serve and there is only a limited number of parking spaces.

Please DO NOT PARK your vehicle on another property’s driveway. This could result in your car being towed by the owner.

Damages
All damage must be reported as soon as reasonably practicable. (Failure to report them would result in an automatic penalty deduction from the security deposit and/or an assessed fine owed by the guest).

Mail
Under no circumstance should personal mail be delivered to this property.

Safeguarding the Property
Any time guests leave the property, it is their responsibility to ensure all windows and doors are properly shut and locked to maintain security and prevent weather damage.

Energy Saving
All guests should turn off the lights, fans, and electronics such as the television when not in use to promote energy saving.
The thermostat is operated remotely. Any major fluctuation in the air conditioning or heating temperature during your stay may be changed remotely to an acceptable level to preserve the energy costs.

Personal Items:
Remove all personal items from the property. Due to the high volume of usage, we aren’t liable for any items left on the property.

Personal Injury
Not responsible for personal injury on the property. We recommend guests carry traveler insurance.


Garbage Disposal
Please place all garbage in the blue trash bin. Please ensure prior to your checkout, roll the trash bin to end of the driveway to ensure the trash will be pick up and empty for the next guest.

Inside the Property
· Guests are responsible for always monitoring their children for the safety and security while inside the property.
· No Smoking or Illegal Substances is permitted inside the house
· No furniture or small appliances are to be moved from one room to
another.
· PETS ARE NOT ALLOWED INSIDE THE PROPERTY OR
AROUND THE PROPERTY FACILITY.
· No bathroom or face towels are to be removed from the property (i.e., for beach use)
· NO EXCESSIVE HOT items can be placed on the kitchen and bathroom countertops, and on the tables in the property (i.e., office desk, dining table, bedroom side tables and living room coffee/ end tables)
HOT ITEM may result in a stain on the surfaces which will result in additional cost to the guests i.e., minimum cost 2 times the security deposit.
· For the Dining table, USE the place mats for plates and on all types of food.
Any damage that occurred would be the responsibility of the guest.
· USE the coasters provided for all beverage items brought into the property to prevent damage to the tables and end tables in the property.
· No wet items can be placed on the dining table (dining room), office desk or end tables (in the living room and bedroom)
· Wet items will cause damage to these surfaces and will result in additional cost to the guest. The cost will be twice the amount of the security deposit.

Leather sectional
Please do not place sharp items on the sectional (to include keys or utensil) to prevent damaging the sectional.

Carpet
Please remove your shoes when walking on all carpet areas in the home to lessen the carpet from being soiled for next guest arrival.

Kitchen Appliance
· Do not put aluminum or any like material inside the microwave. This will result in a fire and/or shortage to the microwave. If a guest violates this request, the guest will be subject to all costs associated with these damages.
· Do not use an abrasive sponge or like item to clean the stovetop surface. This will damage the stovetop surface. This will result in additional costs to the guest. ONLY use a soft sponge to clean the stovetop.
· Do not put plastic or like items inside the stove. This will result in damage to the stove. Failure to comply with this request will result in additional costs to the guest such as replacement costs.

Cleaning:
· Clean up any spills from beverages and/or food incurred during your stay. To prevent bugs from entering the property or permanently stain floors countertops, tables, and furniture.
· Clean any biohazard substance (such as vomiting) right away. (Failure to remove waste properly will result in additional cleaning fees).
· Trash must be placed into the bin located outside the property.


Outside the Property
Guests are responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents.

Indoor Furniture
· No furniture located inside the property can be brought outside for outdoors sitting.
· Please do not leave any trash on the front porch, upper balcony or on the back patio.

Laguna Madre
You are allowed to Kayak, paddle board, and fish in the Laguna Madre. Partaking in any of these activities is done at your own risk. Reading these House Rules is an acknowledgement of any level risk involved and remove the Host from any liability from these activities or any other activities you partake in the Laguna Madre.

Community Pool/Hot tub/Boardwalk
This community has two pools, a hot tub, outdoor seating, gazebo, and boardwalk that is available for the guest. There is NEVER a lifeguard on duty. Partaking in any of these activities is done at your own risk. Reading these House Rules is an acknowledgement of any level risk involved and remove the Host from any liability from these activities or any other activities you do in this area.

Compliance
For the safety and enjoyment of all guests, it is of utmost importance to comply with the house rules. (Breach of any of these rules is a breach of the terms and conditions of occupancy as per the rental agreement. We reserve the right to terminate permission to occupy and to evict any guests or visitors who refuse to follow these house rules or who cause a nuisance to neighbors or other residents of the community).

The space
Newly construction property in Port Isabel Texas . Each bedroom has a dedicated bathroom. 1 bedroom and bathroom on the main level and two bedrooms upstairs with 2 ensuite ( private) bathrooms. Master bedroom has a walk-in closet and walk-in shower ( 2 persons).

Property is self checkin. Guest will receive an access code 1 day prior to checkin and the gate code to the secured entrance.

Neighborhood is quite and safe. This community is currently under construction with phase 2 development.
Getting around
Walk to get to amenities in the neighborhood. Car is needed to drive to beach in SPI, grocery stores, and restaurants. The community has additional parking for guests.
